Keep the character, deal with the damage
An older centre property might have a small room with uneven walls, several layers of decoration and an original feature you do not want covered. That is a different brief from creating straight new surfaces in an extension. Explain the result you want without assuming every irregularity has to disappear.
Loose plaster deserves attention, but a wall need not be perfectly straight to be serviceable. Before specifying skimming, consider whether the background is secure and whether its materials suit the intended treatment. In traditional construction, compatibility matters. Ask for advice rather than selecting a modern finish simply because it looks smooth in another house.
Canal-side rooms and ceiling changes
The Royal Military Canal is a useful local reference, not a way to diagnose a house. A room nearby could have an old ceiling, a replacement lining or a textured coating added much later. Describe the surface itself, including cracks, stains and previous repairs, rather than relying on the building's apparent age.
Ceiling plastering and skimming over artex are available, but the covering and its support need consideration first. An unidentified older texture may contain asbestos. Leave it undisturbed and seek appropriate advice before scraping, sanding or arranging preparation that could release dust.
Where an alteration introduces plasterboard, the board edges, fixings and junctions with existing walls affect the finished result. Explain whether the ceiling is staying in place, being partly repaired or forming part of a changed room. Those are different scopes even when the final aim is a plain painted surface.
Seafront finishes need an outside view too
For a seafront home, cracked rendering may be the concern rather than the interior walls. A close photograph of the crack is useful, but a broader picture showing windows, corners and the surrounding finish helps place it. Tell Stephen whether it has changed and whether there are damp marks indoors.
Do not treat an internal skim as weatherproofing. If moisture is entering the building, the cause needs to be addressed before covering affected plaster. Rendering and internal plastering can be discussed together, while keeping their different purposes clear. A small visible blemish does not by itself show how much material needs attention.
In a listed property or a conservation area, check the proposed work with the council first. This historic Cinque Port has buildings where preserving existing character is important; do not assume that work is unrestricted just because it involves a familiar plastering material.
Send a clear brief from your postcode
Stephen O'Brien Plastering is based in Headcorn. Hythe is about 21 miles to the south-east, with a journey of roughly 40 minutes depending on traffic. The business travels up to 25 miles, so include your postcode to identify the address being discussed.
For a free quote enquiry, the page form takes a name, phone number and postcode, plus an optional message. Describe the room or elevation and say whether you have photographs to share. Alternatively, call 07852 191811. You do not have to decide between patching, skimming and replastering before asking about a damaged surface.
Questions homeowners ask
Does living near the Royal Military Canal change the plaster needed?
The location alone does not specify a material. Existing construction, moisture conditions and the condition of the plaster are more useful starting points.
Should a cottage wall in the old centre be made completely straight?
Only if that suits the building and your plans. Discuss retained character and soundness before deciding how much levelling is appropriate.
Can I ask about an outside wall and an indoor ceiling together?
Yes. Describe them as separate parts of the enquiry, with photographs and any known connection, such as staining after rain.
What if my Hythe home has protected historic features?
Contact the council about restrictions before arranging changes. Internal plaster and decorative features can matter as well as the outside appearance.
