One room first
The River Medway and medieval castle are familiar parts of the town, but domestic projects span Victorian terraces and inter-war and post-war suburbs. Think of a terrace sitting room after wallpaper removal: some plaster may be firm, while a chimney breast edge or a previously patched opening looks much less reliable.
Describe visible damage rather than assuming a diagnosis. Flaking paint, shallow dents and plaster separating from its backing are different problems. Do not pull material off to test the extent; explain what you noticed during decorating.
If you want to retain skirting, a fireplace surround or fitted shelves, make that explicit. The boundaries of a repair affect both preparation and the final junctions. Keeping the rest of the room untouched may be an aim, but the suitable repair area depends on sound material being available around the damage.
Repair the background before renewing the face
Plastering includes patch repairs where a limited area needs rebuilding. Skimming is a thinner finishing process over a suitable base. A continuous skim may be useful when numerous old repairs interrupt an otherwise sound wall, but it should not be used to hold failing material together.
For a suburban semi, a different enquiry might concern the hall after new wiring. Long chases and disturbed corners need making good before decoration. Describe the landing separately if it is included, and mention the stair position. A request for a hall can otherwise leave uncertainty about how far the work should extend.
Wider failure can make full-room replastering worth discussing. That is not a conclusion to draw just because the building is older. Look at the extent of loose areas and the intended finish, and ask for the proposed preparation to be explained alongside the plastering itself.
Do not let an overhead problem disappear into the wall quote
A ceiling crack deserves its own description, especially if it has returned after filling. Explain its position, whether the surrounding surface appears distorted and whether water has been involved. Plastering cannot remedy continuing movement or an active leak, so those concerns need addressing before cosmetic work.
In a room with a textured ceiling, resist the temptation to flatten raised points yourself. Older artex and similar coatings may contain asbestos. Advice about safe identification comes before preparation, and the texture's appearance is not proof of its contents.
If a ceiling lining needs replacing or supporting work, clarify the extent before choosing a finish. Overboarding and skimming are not simply another name for filling a crack. The relevant approach depends on what is carrying the existing ceiling and whether that background is suitable.
A separate look at the outside
Rendering is also available. For a rendered suburban house, send a view of the elevation as well as close details of cracks or detached areas. State if the enquiry concerns one patch, a larger face or a change to the existing finish.

Questions homeowners ask
Can I begin with just one Victorian terrace room?
Yes. Identify that room and the damage within it; mentioning future rooms does not need to turn the current enquiry into a whole-house project.
What details matter for a suburban stairwell?
Explain the levels involved, whether the ceiling is included and any restrictions around stairs or fixed fittings. Include a wider photograph when discussing access.
Should a Medway-side address change my description of damp?
Report the actual symptoms and any known leak or investigation. Proximity to the river does not establish why an individual wall is damp.
Can exterior repairs be raised with an indoor enquiry?
Yes. Keep the two scopes distinct so it is clear which interior surfaces and which rendered elevations you want to discuss.
